Welcome to our "Smart Maintenance" system powered by AppFolio. We're excited to offer you multiple convenient ways to submit maintenance requests for your property. Whether you prefer using our online portal, sending a text message, or making a quick phone call, we've got you covered.


ONLINE SUBMISSION

1. Accessing Your Tenant Portal

  - click on the "Tenant Login" button 

  - Enter your username and password to access your tenant portal.


2. Navigating to Maintenance Request Section:

  - Once logged in, click on the "Maintenance Requests" tab on the left-hand menu.

  - You'll be directed to the maintenance request submission page.


3. Completing the Maintenance Request Form:

  - Fill out the form with details about the maintenance issue, including a description, location, and  urgency level.

  - Attach any relevant photos or documents to help our team assess the situation. 


4. Submitting the Request:

  - Review your request to ensure accuracy.

  - Click the "Submit" button to send your maintenance request to our team.


TEXT MESSAGE SUBMISSION

1. Texting Smart Maintenance:

  - Text your maintenance request to our 24/7 maintenance line at (424)699-3881

  - Begin your message, followed by a brief description of the issue and the property location.



2. Providing Request Details:

- Example: " Leaky faucet in the bathroom sink at 123 Main St, Apartment 2B." Location of the item that needs maintenance is very important. Please be as thorough as possible.


3. Confirmation and Follow-up:

  - You'll receive a confirmation message acknowledging receipt of your request.

  - Our team will follow up with you as needed for further information or updates.


PHONE CALL SUBMISSION 

1. Calling our 24/7 Maintenance Request Line:

  - Dial (424)699-3881 during our business or after-hours.

  - Follow the prompts to connect with a representative.

2. Speaking with a Representative:

  - Be prepared to provide detailed information about the maintenance issue, including its nature and location.

3. Recording the Request:

  - Our representative will record your maintenance request and may ask additional questions for clarification.
